Timber Carriage Houses

Timber Carriage Houses

Our open sided Carriage House is ideal for today's busy lifestyle. It provides convenient undercover parking and the entrance frame gives generous drive through clearance for all sizes of road car.

Entrances are constructed from 150 x 150 (6' x 6') sawn green oak with curved braces, morticed, tennoned and pegged in the time honoured way.

One, two or three bay Carriage Houses are available in a range of 12 popular sizes.

Additional Workshop, Garage, Cart Lodge and Log Store compartments can be added to create a beautiful country outbuilding of individual design to meet your own particular requirements.

All our Carriage Houses are available with a choice of 22 degree pitch felt roofs or steeper pitch roofs to suit conventional house tiles or slates. For slates and interlocking concrete tiles select 25-30 degree pitch and 35 degree for plain tiles.

Our Carriage House construction system is quite versatile so if you require a different size of outbuilding please email us a dimensioned sketch and we will be delighted to provide a quotation.

Carriage Houses with Steep Pitch Roof for Tiling

Carriage Houses with Steep Pitch Roof for Tiling

A Passmore Carriage House ready for tiling is constructed to an exceptional specification and is suitable for all types of tile up to 878N/m²

We also offer an internal lining kit for Carriage Houses.

Building Regulations approval is usually required for buildings larger than 30m². (5.4m x 5.4m = 29.16m²). All our Carriage Houses exceed the structural requirements of the Building Regulations and we can prove it by calculation, so we guarantee that you won't suffer from sagging walls or roof when you buy a Passmore building.

A Carriage House clad in dark stain sawn featheredge weatherboard and under a 35 degree pitch plain tile or natural slate roof, frequently provides a solution for garaging in a conservation area or within the grounds of a listed building.

Felt Roof Carriage Houses

Felt Roof Carriage Houses

Our range of felt roof Carriage Houses offer the appeal of a traditional country outbuilding without the price tag associated with a bespoke unit.

Walls are 2.30m high and constructed from 4 x 2 CLS framework, diagonally braced or sheathed in 9mm osb as necessary.

Choose from 19 x 125 planed shiplap or 2 ex. 32 x 150 sawn featheredged weatherboard cladding. Both are machined from joinery grade Scandinavian Redwood timber to Passmores pattern with deep rebate and pressure treated for a long life with low maintenance.

The use by Passmores of high quality joinery grade redwood cladding is, we believe, unique in our industry. The benefits are increasingly felt as the building ages with reduced shrinkage and warping, fewer splits, curling and loose knots.

Our roof structure is demonstrably better than the majority of our competitors. Instead of widely spaced trusses and lightweight corrugated roof sheets we use house specification trusses spaced at 0.6m (2") intervals supporting a 15mm thick roof deck. This roof is so strong that PV solar panels can be fitted on top without the need for any modifications.

Our standard roof finish is high performance Ruberoid Challenger polyester 180 green mineral felt. Optional upgrades include Welsh grey mineral felt tiles or a multi layer felt roof built up in hot bitumen.

Design your building by selecting a 1, 2 or 3 bay Carriage House and then attach a Workshop, Garage or Log Store to it. Please see price list for all options.

We also offer an internal lining kit for Carriage Houses.

Frequently Asked Questions

This will usually depend on the size, height and location of the proposed new building.

If you are positioning the building close to a boundary or in front of the building line of your home when viewed from the road, then planning consent is usually required.

If the building is to be behind the house, more than 2.0m from a boundary and provided the ridge height is less than 4.0m, then you may not need permission, assuming it is for non business use. Most garden sheds and chalets therefore do not need local authority permission.

However, if you live in a listed property or within a conservation area then planning permission is nearly always required.

The Government Planning Portal www.planningportal.gov.uk contains a wealth of additional information and includes an interactive guide covering most circumstances.
